A boutique property developer's identity built on restraint: an almost colourless, warm-neutral system that lets architecture and photography carry every drop of colour. The look is editorial and confident — a design house, not an estate agent.

Primary = solid ivory pill. Secondary = hairline ghost pill. Text links carry a single underline. All sit on charcoal; on light pages the primary pill inverts to ink with ivory text. Buttons are fully rounded (pill), never square.

Alternate dark and light so the page breathes. This sequence is what keeps a near-monochrome site feeling alive instead of flat.

05 — Imagery & motion
  • Twilight hero. Dusk render, warm interior lights on — the cinematic full-bleed shot for charcoal sections.
  • Daylight detail. Bright exteriors, interiors and gardens for the stone showcase.
  • Landscape, high-res. Brief renders wide, not tall, so they fill full-bleed frames.
  • Dark gradient on dark. Any photo on charcoal gets a subtle bottom gradient so text stays readable.
  • Fade-up reveals. Text and images rise gently into view on scroll.
  • Slow parallax. Hero imagery drifts slightly slower than the scroll.
  • Hover zoom. Project images scale up softly on hover.
  • Restraint. One signature motion per section — never busy, never flashy.

We sound

Frank, confident, direct. Short sentences. Plain words. We say what we mean and let the work prove it. Quietly premium, never boastful.

We avoid

Estate-agent clichés ("luxury living," "your dream home"), exclamation marks, jargon, and padding. If a word isn't earning its place, it goes.
